What the listings on this site are, and are not

Project details — unit counts, built-up areas, configurations, possession dates, amenities and specifications — are reproduced as published by the developer. We do not independently verify them, and they can change without notice. Nothing on this site is an offer, and no listing is a representation that a specific unit is available.

Prices are shared on request; where a page says "price on request" it is because no price has been published, not because one is being withheld. Area figures for individual units, where absent, are absent for the same reason. Some project images are artist's impressions rather than photographs of the completed building. Area price ranges and travel times shown on location pages are indicative orientation only and should not be relied on as market data.

No advice, no guarantees

Nothing on this website is financial, legal, tax or investment advice. We do not guarantee any rate of return, rate of appreciation, rental yield, or resale value on any property. Where this site discusses general factors affecting the Hyderabad property market, that discussion is background — not a forecast, and not a recommendation to buy.

Verify everything independently

Before committing to any transaction you should independently verify title, encumbrance, layout and building approvals, RERA registration, occupancy certificate, measurements, and all costs, using your own lawyer and your own advisers. Figures such as the indicative stamp duty and registration estimates shown on listing pages are planning aids computed from published rates; the amount actually payable depends on the document and the property and may differ.

The property assistant

The assistant on this site is a scripted demonstration. It follows a fixed set of questions and matches against the same listing data as the rest of the site. It is not an artificial intelligence system, it does not have access to live inventory, and its suggestions carry no more weight than the listing data behind them.

The EMI calculator

The calculator applies the standard reducing-balance formula to the numbers you enter. It is an estimate for planning. Actual loan terms, eligibility, fees and the EMI quoted to you are determined by your lender.
